Tips for successfully renting out your property

Once you have decided to put your property on the market, it is important to take all the necessary steps to maximise its potential. Here are a few important steps to consider

·         First impressions count

What does the front of the property look like? Does it give the impression of a neat, well-maintained property? Remember, especially if you plan to have a ‘To Let’ board outside, people will look at the front of your property first and you will only have a few seconds to capture their interest.

·         Neaten and tidy

Trim the hedges, cut the grass, clear leaves, neaten borders, fix broken gates or gutters, give areas a fresh coat of paint where needed etc. to make sure your property looks presentable.

·         Are you currently living at the property?

If not, it is useful to visit it regularly, not only for security reasons but to also tidy up any mail that could be piling up inside the front door and to open the windows to air the property.

And on top of these:

·         Ensure the rooms all look well lit and uncluttered.

·         Check the garden is neat and tidy.

·         Complete any of those outstanding DIY jobs like giving a room a fresh coat of paint – try to use neutral colours such as whites and lighter shades to appeal to as many people as possible.

·         Don’t forget to allow plenty of time before a photographer arrives to take images of the property so that you can make sure it is as presentable as possible. This is the chance to get as much interest as possible with high quality images, with your property looking at its best.

Marketing your property

It is important that you get maximum exposure for your property in order to generate as much interest as possible. The marketing of your property needs to include

·         Good quality, full colour property details (all our listers are trained in professional photography) which include a floorplan of the property and the Energy Performance Certificate (EPC).  

·         Listing on the letting agent’s website - these listings should include:

o    A detailed write up of your property

o    The rooms and their dimensions

o    Quality images, location map

o    A street view of the area around your property

·         Listing on the major property portals such as Rightmove and OnTheMarket.com

·         PR opportunities in local and national press where possible.

·         Email and SMS property alerts to potential tenants who are interested in a property like yours in the area.

·         Professional signboards to promote your property at all times, should you agree to have one displayed outside your property.
