Fully managed letting service

What is a fully managed letting service?

With our fully managed service we will take care of everything associated with renting out your property. We will advertise the property across Rightmove, OnTheMarket and haart’s websites, as well as on social media channels. We will conduct accompanied viewings and negotiate with potential tenants if we receive offers.

What happens when suitable tenants are found?

We will take up references and conduct right to rent checks on all tenants, identify any safety certification that the landlord requires, arrange for the security deposit to be paid or flatbond documentation, conduct an inventory, prepare the tenancy agreement and ensure it has been signed.

What do we do during the tenancy?

  • Conduct any repairs and deal with maintenance issues
  • Chase rental arrears
  • Conduct regular property inspections
  • Provide annual statements and negotiate contract extensions

Towards the end of the tenancy, we will issue notices to the tenants, conduct a property inspection after the tenancy has ended and negotiate the return of the deposit and any monies owed by the tenants for damages.

Rent collection service

What is the rent collection service?

This is a more limited service than full management. Our property management team will advertise the property, conduct accompanied viewings, negotiate any offers and fully reference tenants. After the tenants have moved into the property, we will:

  • Collect rent and chase any arrears
  • Provide monthly and annual statements
  • Negotiate extensions to the contract

What does the landlord do?

In the rent collection service the landlord has full responsibility for maintenance issues, responding to calls from tenants regarding repairs or damages. The landlord also negotiates with the tenant over the deposit at the end of the tenancy.

Property letting only

With the let only service we will advertise the property, find the tenants and conduct referencing, complete the tenancy paperwork and make sure the landlord has all the required legal paperwork. This service is best for experienced landlords who are confident of managing a property including the financial aspects of letting and property management.

How much does a landlord do in the let only service?

The landlord will do everything beyond the initial set-up of the tenancy. This includes:

  • Dealing with maintenance issues
  • Collecting rent and chasing arrears
  • Conducting regular property inspections
  • Issuing notice to the tenants
  • Negotiating the return of the deposit and any monies owed by the tenants for damages

Your haart contact in the property management team sits within the local office team. Our dedicated property manager will oversee the compliance aspects of the let and make sure documentation is in place ready for moving in day.

Client money protection

The client money protection scheme protects landlords and tenants against letting agents who misappropriate funds. The CMP scheme reimburses landlords and tenants if they lose rent, deposit or other client funds. It has been mandatory for letting agents since 2019. Agents pay an annual levy to be part of the scheme, based on the amount of client funds they hold.
